These terms set out the rules for using coworkings.nl. Please read them before you use the site.
By browsing the site or sending an enquiry through it, you accept these terms. If you do not accept them, please do not use the site.
1. Who we are
coworkings.nl is published and run by Fiato Trade Ltd. ("we", "us", "our"), registered in Saint Vincent and the Grenadines under company number 25565 BC 2019, with its registered office at First Floor, St.Vincent Bank Ltd, James Street, Kingstown, Saint Vincent and the Grenadines. Our contact address in the Netherlands is Rokin 92-96, 1012 KX Amsterdam; our telephone number is +31 6 35247561.
You can contact us at info@coworkings.nl. That is the address to use for anything to do with these terms, with a listing, or with the site itself.
The site is intended for business use by people aged 18 or over.
2. These terms and our other policies
These terms work together with three other documents, which form part of them:
- Privacy Policy — what we do with the details you send us through a form;
- Cookie Policy — what is stored in your browser when you use the site;
- Usage Policy — how the site and its content may and may not be used.
If there is a conflict between these terms and one of those documents on a point that document covers, that document applies to that point.
3. What coworkings.nl is
coworkings.nl is a catalogue of flexible workspace in the Netherlands. It lists flexible workspace buildings in Amsterdam and other Dutch cities.
The catalogue covers four formats:
- coworking space and flexible desks;
- serviced (fully fitted and managed) offices;
- virtual offices;
- registered business addresses.
The site is published in Dutch and English and covers the Netherlands only.
You can browse and search the catalogue freely. If you want to take a space further, you send us an enquiry and we pass it to the team who handle enquiries, so that you can be put in touch with the operator of the building.
4. Our role, and what we are not
We publish information about workspace. We do not supply the workspace.
We are not the operator, landlord, owner or managing agent of any building on the site. We are not a party to any licence, lease or other agreement you enter into for a space, and we do not sign, guarantee or enforce one.
Any agreement about a space is made directly between you and the operator or owner of that building. Their terms decide what you pay, what notice you must give, what happens to a deposit and what the space includes. We are not responsible for the condition, management, availability or running of any workspace, and we are not responsible for how an operator behaves towards you.
The site is free for you
Using coworkings.nl costs you nothing. We do not charge you a fee, a commission, a finder's fee or a booking fee for browsing the catalogue or for sending an enquiry, whether or not you go on to take a space. We do not act as your agent and we do not negotiate on your behalf.
5. Information about buildings, prices and availability
Details about buildings, floor areas, capacities, facilities, prices and availability come from the operators and owners of those buildings. This is a fast-moving market: space is taken, prices are revised and terms are changed, often without anyone telling us.
So please treat everything on the site as a guide to what may be available, not as a statement of what is available today.
- A listing on coworkings.nl is an invitation to make an offer, not an offer itself. No contract for a workspace is formed through this site: any such contract is made directly between you and the operator or owner. These terms themselves are an agreement between you and us about how you use the site.
- Prices are shown in euros and are guide figures supplied by the operator. Unless the listing says otherwise next to the figure, assume that a price excludes VAT (btw), service charges and other costs; a price may also depend on the term, the number of desks or the date you move in. Where no price is shown, the price is available on request from the operator.
- Photographs and descriptions are illustrative. They may show the building, the common areas or a comparable space rather than the exact unit you would occupy.
- Availability is not held or reserved for you at any point.
Always confirm the space, the price, the term and everything else that matters to you with the operator, in writing, before you commit to anything or pay anyone. We give no warranty that information on the site is accurate, complete or current. This does not affect the liability we cannot lawfully exclude, which is set out in section 11 (Our liability to you).
6. Enquiries you send through the site
The forms on the site ask for your name, your company, an e-mail address, a phone number and a short message, and they record which page and city you sent the enquiry from.
When you send an enquiry, you confirm that the details are accurate and that you are entitled to give them. Please do not send an enquiry if you are under 18. Please do not send anyone else's personal details, and please do not send confidential or sensitive information through a form.
Enquiries are received by our own endpoint on this domain and delivered to us through two channels: a messenger and e-mail. No third-party form-delivery service is involved. If neither channel accepts the message, you are told so and the form keeps what you typed, so nothing is lost silently. The Privacy Policy sets out the full path and every recipient.
We cannot promise that anyone will reply within a particular time, that a space you asked about is still free, or that an operator will offer you terms.
7. Intellectual property
The page layouts, editorial text and the catalogue itself — the way listings are selected, checked, structured and arranged — belong to us and are protected by copyright and by database right under the Dutch Databankenwet.
Building descriptions, photographs and rate data are supplied to us by operators and building owners and remain theirs. We publish them to describe the space, and we are not able to license them on to anyone else. If you own material published here and you want it removed, write to info@coworkings.nl and we will take it down.
You may:
- view pages on the site and print or save single copies for your own business use;
- quote a short extract, provided you credit coworkings.nl and link to the page;
- share links to any page.
You may not:
- copy, extract or re-use a substantial part of the catalogue, whether in one go or by repeated smaller extractions;
- scrape, crawl or harvest the site by automated means, or use its content to build or train another database, listing service or product — public search engines that observe our robots.txt are the exception;
- republish listings, descriptions or photographs on another site, in print or in a feed;
- remove or obscure any credit or notice of ownership.
Operator names, brand names, building names and logos belong to their respective owners. They appear on the site to identify the workspace being described, and their use does not imply any endorsement of, or association with, coworkings.nl.
8. Acceptable use
Please use the site the way it is meant to be used. In particular, you must not:
- place a heavy or automated load on the site, or work around rate limits or other technical protections;
- send malicious code, attempt to gain unauthorised access to the site or its underlying systems, or interfere with anyone else's use of it;
- submit false, abusive or spam enquiries, or use the forms to send marketing;
- use contact details found through the site to send unsolicited marketing;
- use the site for anything unlawful, or in a way that could damage our reputation.
The Usage Policy covers this in more detail. Where traffic breaks these rules, we may slow it down or block it, and we may report serious misuse to the relevant authorities. There are no user accounts on this site, so there is nothing for us to suspend — the measures available to us operate at the level of traffic.
9. Links to other websites
The site links out to operator and building websites, to a map provider, and to our company page on a social network. Those sites are run by other people. We do not control them, we do not check them, and we are not responsible for their content, their availability or what they do with your data. Their own terms and privacy notices apply once you leave coworkings.nl.
A link is not a recommendation or an endorsement.
10. Availability of the site
The site is provided free of charge and on an "as is" basis. We do not promise that it will always be available, that it will be free of errors, or that any particular page, listing or feature will stay on it. We may change, suspend or withdraw the whole site or any part of it at any time, and we may correct or remove listings without notice.
11. Our liability to you
Nothing in these terms limits or excludes our liability for:
- damage caused by our intent or deliberate recklessness (in Dutch law: opzet of bewuste roekeloosheid);
- anything else that cannot lawfully be limited or excluded under Dutch law.
If you are a consumer, nothing in these terms takes away the rights you have under mandatory Dutch consumer law, in particular the Burgerlijk Wetboek (Dutch Civil Code). Any limitation in these terms applies to you only to the extent that Dutch law allows it.
If you use the site for the purposes of your business, then subject to the list above we are not liable to you for:
- loss of profits, revenue, business, contracts, opportunity, goodwill or anticipated savings;
- any indirect or consequential loss;
- loss arising because information supplied by an operator or owner turned out to be inaccurate, incomplete or out of date;
- loss arising from any dealings, agreement or dispute between you and an operator or owner;
- loss arising because the site was unavailable, or because a listing was changed or removed.
You are responsible for checking the facts that matter to you with the operator before you commit to a space.
12. Changes to these terms
We may change these terms only where there is a valid reason — a change to the site, to the services we rely on, or to the law.
A change takes effect from the date shown at the top of this page and applies to your use of the site after that date. It does not change how we handle an enquiry you have already sent. Where a change is material, we flag it on this page for at least 30 days.
We do not run a mailing list and we do not notify anyone of changes by e-mail, so please check this page from time to time. The current version is always the one published here.
13. Governing law and jurisdiction
These terms, and any dispute or claim arising out of them or out of your use of coworkings.nl (including non-contractual disputes or claims), are governed by Dutch law.
Disputes are brought before the competent court in Amsterdam (rechtbank Amsterdam). If you are a consumer, you may instead choose the court that is competent under the law: you have one month to do so after we have invoked this clause in writing. If you are a consumer resident in another EU member state, this does not affect any right you have to bring proceedings in the courts of the country where you live.
These terms are available in Dutch and English. In the event of any difference between the two, the Dutch text prevails.

If your concern is about personal data, start with our Privacy Policy. You also have the right to lodge a complaint with the Autoriteit Persoonsgegevens, the Dutch data protection authority, at autoriteitpersoonsgegevens.nl.
These terms are written to be read and understood, not to be impressive. If any part of them is found by a court to be unenforceable, the rest continues to apply.
